PropMan Property Manager is a property management site to manage both commercial and residential properties. Whether you have a single family home or manage multiple strip malls, PropMan can help you.
Individual Applications
If you only need to manage a single property, PropMan can help you do this for no charge.
You may invite other Users (spouse, accountant, etc.) to access your Unit for no additional charge.
You may have an unlimited number of transactions for your Unit, and can add additional Units and Properties at any time.
Definitions
User
|
A User is someone who has an account and maintains and or accesses the system. They are restricted to access Teams they are assigned to. They are further restricted to activities they are permitted (READ or READ/WRITE.) |
Team Manager
|
A Team Manager has control over the Users on a Team. They control who has access to the Team and what level they have. They can change the country settings for the Team They can invite and revoke Users from the Team. |
Super User
|
A Super User controls who has access the system in general. They can prevent Users from logging in and terminate a User's session. They can set up recurring or single-use messages for all Users that can be sent immediately or only at login. They have access to system-level logs |
Team
|
A Team can be a Team of Users that work together. They share resources and collaborate on one or more clients' information. A Team member from one Team cannot access any information from another Team unless they are expressly given permission by a Team manager. Team members can manage one or more Companies. Team members can be given differing levels of access to any Company, Property, or Unit. |

A Team can also be a mom & pop who are managing a single rental for themselves. |
Company
|
A Company is an entity that holds multiple Properties (see below). It has one or more Owners (see below) that have a percentage ownership. A Company can either be a legal entity or an artificial one for grouping purposes. |
Property
|
A Property can be either an apartment complex, an office building, a quadplex or even a single family home. Each individual rentable entity on a property is a Unit (see below). |
Unit
|
|
A Unit can be an apartment, office, garage, or even a single family home in a Property. |
Tenant
|
A Tenant is someone who rents an office, apartment, garage, etc. |
Worker
|
A Worker is someone who does work on one or more Units and or Properties. They can be a plumber, carpenter, handyman, grounds keeper, etc. |
Owner
|
An owner is an owner of a Company, Property, and/or Unit. Multiple Owners can own the same (specified by percentage ownership) and/or different entities. |
Contract
|
A contract is a written document between a Tenant and a legal representative of a Unit. In the context of this software, it binds a Tenant to a property. It specifies an amount for rent and a duration. The actual contract is beyond the scope of this software and should be prepared by a lawyer. A copy of the actual contract may be kept in this software for reference. |
Invitation
|
An Invitation is sent to an existing System User or a new co-worker via email. When you send one, you can specify the access level (READ or READ/WRITE) to all entities (Companies/Properties/Units) on the Team. Once the User has joined, you can specify finer control over entities in the Team. An invitation can be revoked at any time. |
Task
|
A Task is used to direct Workers to complete something i.e. a leaky pipe, roof repair, etc. It can also inform the Tenant(s) of when it is to occur as well as other Users on the Team and even the Owners of the affected entity. Emails are currently used to communicate with all parties. Once a Task has been completed, it should be marked as such. If the time and date has passed and the Task is not marked as complete or deleted, reminders are sent out to all email recipients. |
